Walking along the Grand canal

I do not like the UK Property market, but there is a project that I am looking at now.

I thought it might be a good time to launch this thread, even though I believe strongly, it is not the right time to buy

Maybe there are GEI readers here who know something about these developments

=======================

From the Grand Union Canal to Chelsea Creek:

London’s extensive canal network is becoming a major source of new homes

After being left derelict and unloved for decades, London’s extensive canal network is having its time in the spotlight as city planners switch their focus from riverside regeneration...

London’s extensive canal network is becoming a major source of new homes. What started in the Nineties as a trickle has turned into a flood. City planners are switching their focus from riverside regeneration to the capital’s historic inland waterways, miles of which have been derelict and unloved for decades.

By building high-quality homes and creating canalside cafés and recreational spaces, unpromising sites can be transformed into prized places to live — as at Chelsea Creek, next to Lots Road Power Station, where homes are set around a new dock and navigable canals linked to the tidal Thames. Flats have direct access to the water from private pontoons, making water sports possible, with enthusiasts already taking up kayaking.

Architect Squire & Partners drew inspiration from Amsterdam and Copenhagen. “We replaced the traditional English garden with waterways and tree-lined promenades to give the place character and charm,” says Michael Squire. Prices from £5,999,950. Call St George on 020 7610 9693.

London's new canalside homes

Not all canal locations are so central, or so preened, as at Chelsea. But the fringe areas of the capital are being cleaned up and are more affordable for young Londoners.

Park Royal in west London is an industrial zone reinventing itself as a residential area, with two-bedroom flats costing half the price of the inner London average. Grand Union Canal passes through it, and the district is poised to benefit from a giant transport superhub at nearby Old Oak. For many years, Guinness had a base here and used the canal to transport barrels to Paddington for distribution to pubs.

Drinks company Diageo now occupies a “green”, campus-style headquarters on the former brewery site, while Redrow’s Royal Waterside has 265 apartments alongside a 20-acre nature reserve with lakes, bridges and cycle paths. Prices from £355,000. Call 020 3538 5476.

From £5,999,950: flats around a new dock with direct water access via private pontoons at Chelsea Creek

Forgotten waterways
The best way to discover these forgotten waterways and spot the new housing is to put on your hiking boots. It’s surprising how far you can go.

Grand Union Canal is the capital’s main inland waterway. It comes in from the west, through Brentford, reaching Maida Vale — Little Venice — before joining up with Regent’s Canal, which passes through Camden, King’s Cross and Shoreditch and runs into the Thames at Limehouse. Here the Limehouse Cut spins off in a different direction, heading north-east through Bow and Stratford to Hackney Marshes and Walthamstow.

London Loop Walk

If you like walking alongside water, then this is the section of the Loop for you. While day 8 is a good walk and sticks to the Union Canal for most of the day, this part of the Loop combines the canal with a number of large lakes that make it hard to imagine you're in Greater London. When the Loop manages to pull this off, it's at its best.

It's not far from Uxbridge tube station to the Loop, and it's worth keeping a look out for the Crown and Treaty pub on your left; this is where Charles I and the Parliamentarians met in 1645 to try to bash out an agreement, but despite 20 days of debate, it came to nothing.

Down on the canal, the Loop heads off along the towpath, past the Swan and Bottle pub and up to Uxbridge Lock, where it's fun to watch the tourist boats bumping and grinding their way through the palaver of getting through a canal lock. A little further on the larger Denham Lock is equally charming, and there's even the attraction of a tea house sandwiched between the canal and the Frays River, which might be a handy stop for lunch if it took you a while to get to Uxbridge.

Enjoy this section, because once you've left the locks, the Loop gets back into rural Greater London; if you've been walking the Loop in order, then the last real piece of rural walking was way back on day 5 in Coulsdon. Although some parts of the Colne Valley can be a little gloomy when the sun hides behind the clouds, the lakes that now fill the old gravel pits are tranquil and pleasant to walk along. It's no surprise that this is a popular fishing spot; it's a long way from the hustle and bustle of the city.

Along the Canal

london_loop092.jpg

It's pretty along the Union Canal, with its enticing canalside pubs

Even though the Loop passes between quite a few fishing lakes, the canal towpath is the main route, and after a pleasant detour through a wooded picnic spot (marred only by the odd burned-out car, a sight that walking the Loop will surely make you immune to) it's back to a more traditional towpath along the side of the Union Canal. I found the boats along this stretch particularly fascinating; peering into narrow boat windows and imagining just who lives there is one of the most entertaining aspects of canal walking, and the section past South Harefield can be a good spot for people watching. If you're lucky you might also get attacked by the local crusty's dogs; they don't bite, according to the owner...

Fear not, for there's a worthwhile pub about a mile along the canal. The Minnow might feel like a chain pub, but sitting out in its canalside garden on a sunny day is a treat, and as the Loop finally leaves the Union Canal here, it's a good place to stop for a final goodbye.

There now follows a fairly stout walk uphill towards Hill End, where there's a pub that's been turned into a children's learning centre (the pub sign is still there); and from Hill End it's farmers' fields all the way to the busy Harefield Road, another pub (which was advertising all-day strippers when I hurried past), and then a pleasant walk through Bishop's Wood Country Park to Batchworth Heath, where – you guessed it – there's another pub, Ye Olde Greene Man. This is your last chance to grab a drink while sitting outside and looking over the heath; it's a nice spot for an ale.

From the pub it's a short hop along an old country boundary path, through some utterly urbanised woods and into Northwood, where the tube is a short hike along the railway line. Like most Loop days the end doesn't justify the means; this section is a lovely walk with a couple of enjoyable pubs and precious little evidence of London. Enjoy.

London Green gains consent for 144 new canal-side homes in Hillingdon

[PRESSWIRE] London, United Kingdom - 12 February, 2016 --

Regeneration specialist London Green has secured consent for 144 new-build residential units on a former business park in Uxbridge,

adjacent to the Grand Union canal.

123.JPG

London Green acquired the site in March 2015 with the benefit of permitted development rights to convert the existing buildings and began work onsite in May 2015. The new consent replaces some of the existing buildings and will provide a total of 251 units, including 13 units for affordable rent and increases the net saleable area from 88,000ft2 to 160,000ft2.

The planning application was unanimously approved by the London Borough of Hillingdon Major Applications Planning Committee at their meeting on Monday 9 February 2016.

Members praised the high quality of the scheme designed by Chassay & Last Architects. The application was approved with the support of a large number of local residents following a consultation programme carried out by Thorncliffe and Your Shout.

The consented scheme will include an extensive upgrade of the canal towpath, a children’s play area, an energy centre and onsite job training for Hillingdon residents.

I know the walk along the canal at Uxbridge it is very pleasant especially when it opens up at Denham Marina.

Questions I have about investing in apartments are:

How you protect yourself from predatory service charges?

Does the time limited nature of the lease erode the value of your capital?

There is interest in West Drayton as a result. So what is of interest in the area close to the station? Development on RAF West Drayton, has provided high quality flats in the Parkwest development and some of these flats and aprtments are coming onto the market again.

  • Such as a two bed on the market at £239,950 which should rent for around £1150 and give a gross yield of 5.7%
  • Or a one bed at £166,500 which should let for £900 and generate a yield of 6.5%.
  • There of course lots of new builds on the development, with new phases still opening.

Bellway's First Central - in Park Royal

Park Royal industrial zone is reinventing itself as a place to live. As well as good road and train links, a branch of the Grand Union Canal passes through it, providing an opportunity for waterside living. For many years, Guinness used the canal to transport barrels to Paddington for distribution to pubs.

And for Zone 3, it is cheap, with two-bedroom flats about half the price of the London average. Redrow's Royal Waterside has 265 apartments alongside a 20-acre nature reserve with lakes, waterfalls, bridges and cycle paths. Prices from £352,500.

Developer Bellway has launched First Central, a scheme of 137 apartments priced from £289,995 (one bedroom) to £499,995 (three- bedrooms). A show apartment opens this weekend.

London prices are heading south. No need to catch a falling knife. - T.

Yeah, I agree with that.

In a sideways or up market, these developments look pretty interesting

And at GBP 500 per sf (or so), I am tempted, since I think Crossrail will be a long term positive

Does anyone know how much a Crossrail ride across London will cost
