Global Gateway Clark - may be "the country's next world-class economic hub," if as advertised

The Great Leap that may be coming in the Philippines (with tourists & foreign money flying into PH) may be more real, more long-lasting than what China went through in the 1960's -- Maybe be more like the one that China experienced from the 1990's forward.

And Pampanga is likely to be the focal point of much rapid growth, especially in and around Clark, and Angeles City

The Big picture seems to be getting brighter in the Philippines.

But few people seem to be connecting the dots yet - I will try to do that here

 

Positive points for the Philippines

=======

+ Surge in manufacturing and power initiatives

+ Chinese tourists and companies spending more in the Philippines

+ Billions being spent on rail, and other key infrastructure (as plans proceed)

+ (added in Nov.17): Development of a major airport at Clark, & the area around it

+ NAIA at near 90% of capacity, so new tourist arrivals must be brought in thru other airports (Clark, Subic)

 

+ A decline in drug related crime, and other corruption

+ The jump in supply of completed flats will hold down rents for years

( Tax reform is needed & is underway)

 

Ambitious plans are beginning to proceed, and if they keep moving forward it will help to transform the primitive infrastructure of the country,

while making it easier for foreigners to visit and invest in PH. As there has been some turning away from the US, te new President seems to be working to improve ties with with China and Japan, two essential trading partners

Diversifed conglomerate San Miguel (SMC) has set its sights on new investments in the country of up to $34 billion

to build a new refinery, an ocean tide power plant, and steel mill.

Along with their plan to join an auction of beer companies in Vietnam, SMC announced big investment plans for PH:

+ A new 250,000 barrel per day refinery, with petrochemical and aromatic product outpust

+ 1,300 MW ocean tidal power project

+ $15 bn to put up an integrated steel mill

Hyundai bares plans in the PH (Apr. 3rd, Manila Bulletin)

Hy. will assemble two models in PH, out of a facility in Santa Rosa, Laguna.

Presently this is being done in a leased facility, and Hy. will soon open its own P2 billon factory,

(in conjunction with a P1.8 billion Logistcs center in Calumba.)

Lower run plan is to manufacture cars in PH, and export them to neighboring contries

$5-B economic hub shapes up in Clark (Apr 3rd, the Philippines Star)

"The head of a 1777-hectare mixed use estate in the Clark Freeport Zone said his company will pour in $5-billion into the development of a world-class economic hub in the former US military base."

GCDC* President Michael Russell said:

+ We will see a 7-10 year buildout

+ We expect a good return on investment, and to generate 300,000 jobs once the economic hub is fully operational

+ Core part will be called Global Gateway Clark, and will offer office and retail space, accommodating BPO's, healthcare facilities et

Just north of Manila in Clark Freeport Zone, a new city--Global Gateway Clark--is under construction that will eventually cater to 500,000 workers. Currently, One West and Two West office towers have been pre-certified gold and these buildings, along with a further three office towers, which are scheduled for construction later this year, are targeting a post completion certification of Platinum status.
 
Another major project--the Clark Green City in Tarlac province--will draw on expertise from the private sector to develop key environmentally friendly initiatives. Japanese companies Hitachi Asia and The Power Grid Solution will work with the Bases Conversion and Development Authority to set up an energy management and storage system, a district cooling system, a total energy network system and a private utility company across 23,400 acres which will accommodate over 1 million residents. The appeal of sustainable development Such projects are a part of a bigger government vision to lighten the load on the congested National Capital Region and encourage more international companies to set up bases in the country. Global Gateway adding more office, retail spaces in Clark

Global Gateway Development Corp., operator of a newly-built logistics center in Clark Freeport, will add 45,000 square meters of office space and 9,000 square meters of retail space once it completes the first two towers in the area.

The AeroPark Campus One West and Two West towers, which are nearing completion, represent the first phase of the multi-million dollar hub in the 177-hectare Global Gateway Logistics City in Clark.

“With the addition of new high-quality office space located in a well-designed master planned precinct within the Clark Freeport Zone and directly adjacent to the Clark International Airport, we foresee the Clark Freeport Zone emerging as a new office and logistics hub for the Philippines,” Global Gate CEO Mark Williams said during the topping-off ceremony.

GGLC expects to generate over 300,000 jobs that will translate into $600 million in annual payroll. It will also reinforce the status of Central Luzon as an emerging economic hotspot of the Philippines and the whole Asia.

Williams said the two new buildings were LEED pre-certified gold, with a target to become platinum, as they were constructed to international green standards. LEED refers to the Leadership in Energy and Environment Design international green building rating system.

“And it will highlight the potential of the Philippine countryside as a catch-basin of the overflowing vibrancy of Metro Manila,” Williams said.

Global Gateway is the same company that built The Medical City Clark’s 173-bed world-class medical center and the first locator in GGLC, a master-planned mixed-use project.

About $100 million were invested in the project and an additional $250 million were appropriated for the completion.

The project was originally founded by The Port Fund, a private equity fund managed by Kuwait firm KGL Investment Company, whose investors largely consist of the shareholders of government entities of Kuwait and other Gulf Cooperation countries.

Three more buildings in 2017 will rise at the Aeropark Campus, located just across The Medical City Clark.

Netherlands is PH's top investor in 1st quarter Tuesday, June 20, 2017 By Reuel John F. Lumawag THE Netherlands is the Philippines' biggest investor in the first quarter of 2017 registering P6.2 billion in approved investments according to recent data released by the Philippine Statistics Authority (PSA). Data showed that 94 percent of Dutch companies have invested in the manufacturing sector at P5.85 billion, which is massive increase from the P64.8 million invested in the same sector in the first quarter of 2016. The remaining 6 percent of the total approved investments of the Dutch are into the administrative and support service activities. Singapore came in second with the largest approved investments to the Philippines during the first quarter of 2017 at P4.3 billion

“The new Master Development Plan will make the Freeport more marketable, effective. viable and in harmony with the recent, current, and planned developments for Clark, to include the Clark International Airport and Green City development,” CDC said in a statement.

The master plan will also look into the expiring 25-year lease contracts of the initial batch of locators, and will optimize the development potentials of Clark without compromising the economic, environmental and social integrity of the Main Zone with the surrounding areas, according to CDC.

The plan will also include the Subic-Clark Corridor and consider a total integrated master plan for the entire corridor consisting of the Clark Civil Aviation Complex Area, Clark Freeport Zone, Clark Special Economic Zone, and New Green City.

Palafox is a respected urban planner known for its architecture, master planning, urban design..

Nine flagship projects, with a collective value of P738 billion, are slated for approval by the National Economic and Development Authority (NEDA) board by the end of the month, Socioeconomic Planning Secretary and NEDA chief Ernesto Pernia said yesterday.

He said the priority projects are comprised mainly of transport infrastructure led by Mega Manila Subway Project - Phase 1 (P230 billion), along with Clark International Airport New Terminal Building Project (P15.35 billion), Malolos-Clark Airport-Clark Green City Rail (P150 billion), PNR South Commuter Line (Tutuban-Los Banos) (P134 billion), PNR Long-Haul (Calamba-Bicol) (P151 billion) and Mindanao Railway Project - Tagum-Davao-Digos (P35.3 billion).

The other projects include New Centennial Water Source-Kaliwa Dam Project (P10.86 billion), Chico River Pump Irrigation Project (P2.67 billion) and Cavite Industrial Area Flood Management Project (P8.9 billion).

Pernia said the projects were selected on the basis of readiness of implementation and immediate benefit to the public.

“These are the ones that seem to be needed by the people and would help decongest Metro Manila,” he told reporters.

With the exception of the Mindanao Railway and the new Clark International Airport terminal building which will be financed by the state budget, the other projects are being applied for financing under official development assistance (ODA) from China and Japan.

President Rodrigo Duterte is expected to approve nine infrastructure projects, including the PHP230-billion Mega Manila subway project, when he convenes the National Economic and Development Authority (NEDA) Board next week.

NEDA Director General Ernesto Pernia identified the nine projects costing PHP738 billion during a meeting of the Management Association of the Philippines (MAP) on Tuesday.

Pernia said these projects also include the PHP151-billion Philippine National Railways (PNR) Long-haul (Calamba-Bicol), the PHP150-billion Malolos-Clark Airport-Clark Green City Rail, the PHP134-billion PNR South Commuter Line (Tutuban-Los Banos) and the PHP35.3-billion Mindanao Railway Project-Tagum-Davao-Digos.

Other projects that are up for approval by the NEDA Board are the PHP15.35-billion Clark International Airport New Terminal Building Project, the PHP10.86-billion New Centennial Water Source-Kaliwa Dam Project, the PHP8.9-billion Cavite Industrial Area Flood Management Project, and the PHP2.67-billion Chico River Pump Irrigation Project.

A railway, a new airport terminal and a high-end aerotropolis are the major infrastructure projects of the Duterte administration for this freeport. Bases Conversion and Development Authority (BCDA) president and chief executive officer Vivencio Dizon on Wednedsday, said the big-ticket projects of the government for Central Luzon include the Clark-Manila railway system, Clark International Airport new terminal building, and Clark Green City.

New convergence road project set in Pampanga

SANTO TOMAS - A new road convergence project is set by local officials here led by Representative Juan Pablo "Rimpy" Bondoc which will connect some of the fourth district towns to the North Luzon Expressway (NLEx).

According to Bondoc, the proposed Santo Tomas interchange is strategically located along NLEx and some four kilometers away both from the existing San Simon and City San Fernando City tolls of the expressway.
"The installation of the interchange is seen to decongest the City of San Fernando which is being used by around 5,000 dump trucks per day hauling sand from Pampanga quarries as well as the San Simon exit which usually experiences heavy traffic," Bondoc said.
He added that the tollway will be linked to another proposed national highway road network with an initial budget of P304-million connecting the eastern portion of the City of San Fernando. It will also traverse MacArthur Highway and the interior towns of Sto. Tomas, Minalin, Apalit, Macabebe and Masantol via the Pasac-Culcul national highway.

The Philippines is planning a $14 billion 'pollution-free' city that will be larger than Manhattan

Manila, the hyper-dense capital of The Philippines, is known for its traffic jams. In a 2016 survey, navigation company Waze ranked Manila as having the "worst traffic on Earth."

The city's reliance on cars also exacerbates its growing air-pollution problem.

As a possible solution to Manila's smog and gridlock, the country plans to build an entirely new, more sustainable city called New Clark.

Plans for the $14 billion development — which will measure larger than Manhattan — call for drones, driverless cars, technologies that will reduce buildings' water and energy usage, a giant sports complex, and plenty of green space.

Capital Town, which is strategically located near the Pampanga Provincial Capitol, will be home to residential and BPO office towers, civic and institutional facilities such as school, amphitheater and event venues, mall and retail hubs, hotel, and a shophouse district that highlights neoclassical and art deco architecture, reflective of Pampanga’s historic rows of heritage houses.

“What we are building in Pampanga is a unique township concept that will truly bring out the best of the Kapampangan culture, tradition and history. In 10 years, Pampanga will see a CBD that is not only a showcase of homegrown businesses and entrepreneurs, but also a center for local arts and culture,” says Eugene Em Lozano, first vice president for sales and marketing, Megaworld Pampanga.

Land development is set to begin this year for the 35.6-hectare township at the former site of the historic sugar central of the Pampanga Sugar Development Company (PASUDECO). Twenty-five percent of the entire township will be devoted to green and open spaces including road networks. The main township road, San Fernando Boulevard, will be 30-meters wide, or equivalent to six lanes, traversing from Capitol Boulevard all the way to Jose Abad Santos Avenue (Olongapo-Gapan Road).

. . . The six-hectare Shophouse District, likewise, will be the crown jewel of Capital Town. Highlighting the old Pampanga charm with post-colonial architectures, the district will be lined up with low-rise, three-level shophouses.

“We will be selling lots to those who want to build their businesses, and at the same time, live there. The first two lower levels may be dedicated for the business while the topmost floor may be used for their residence. This is a unique offering that we will introduce in Capital Town to help local entrepreneurs and businesses,” adds Lozano.

MABALACAT, Pampanga— Dennis Uy-led firm Udenna Corporation gave the press a sneak peek of what its envisions as the “new center” of business in the country.

Uy said Clark Global City, a 177-hectare development within the Clark Freeport Zone in Mabalacat, Pampanga will be the new “Bonifacio Global City" within 10 years.

“Clark Global City will offer a global business destination and spur economic transformation outside of Metro Manila, complementing the government’s efforts to spread growth across the country,” Uy said.

Udenna poured some initial P6 billion for the “horizontal development” of the area, which includes roads, drainage, and common areas. The “vertical development,” which includes office buildings, hotels, dormitories, and other recreational spaces will be open to local and foreign investors.

Grand Plans

Over the next 10 years, Udenna envisioned the area to have a huge SM mall, a 5-star hotel, a resort and casino, office buildings, dormitories, and a University.

2 Hours delays are becoming the norm in Ninoy Aquino Airport. (especially the late in the evening)

 

Last year missed my connecting Guangzhou-to Frankfurt flight due to a 2 hour delay in Ninoy Airport. Was redirected to Amsterdam. (via China Southern)

 

This year missed my connecting direct HongKong to Brussels flight due to a 2,5 hour delay in Ninoy Airport.

(also due to late arrival of the Cathay Pacific flight, so even HK international airport now has frequent 1hour delays to MNL).

Was redirected to London, then to Brussels.

 

Lesson learned. Plan at least 4 hours connecting time - 2 to 2,5 hours for the delays and 1 to 1,5 hours for the transfer in the connecting airport.

Hmm. That is bad. 

I had a problem once or twice with long delays on Cebu Pacific, but not recently.

Which airlines were you using for the ex-Manila leg?

No doubt, Clark may be used more for the long flights from Europe, since it should be more reliable
