Giant Multinationals have expanded or expanding into Cyberjaya. Shell is creating thousands of jobs and construction is running to keep up with the demand for housing. This certainly warrants an exploratory visit to this nook of the Klang Valley...

I have looked at several potential investments in Cyberjaya. The most impressive has to be OSK Property's Mirage by the Lake (pictured above). But OSK should be sued for misrepresentation because this project is no where by any Lake. Some of the taller units in the condo blocks may have a view of the Putrajaya Lake but in order to get there, one has to cross a road and trespass into another housing area before one gets to any water... However, the concept is a good one, although quite pricey, with the smaller condos selling above RM650k to 2 storey villas at around RM1.5m to 3 storey villas going for RM2m and above . The beautifully designed villas surround a salt-water spa.

Cyberjaya specialists, Setia Haruman is building their 2nd phase of the popular Perdana Lakeview, called Summer Glades, at Perdana Lakeview West (above). Few years back when Perdana Lakeview East (picture below) was launched, I was actually the 1st to register at the launching event. The whole event turned out to be a farce as after 2 hours and my 6th chicken wing, I was still the only person who turned up. So I decided then that placing a booking would be a bad idea and I left. At that time, a typical intermediate unit was going for RM450k. Today, it is almost fully tenanted with a minimum rental of RM4000/month and rare units come into the market at no less than RM750k. But the layout is arguably the worst I have ever come across - it is un-describable. So, Perdana Lake View West is set out to correct this mistake although the location is not as great... Summer Glades is sold out within weeks with intermediate units sold at RM750k and above...

On the topic of location, perhaps the best location goes to Shafted-berry, I mean Shaftsbury Square serviced apartments. This is as central to Cyberjaya as you can get and it is actually a mixed commercial, offices and residential development.

MIRAGE REVIEWS (on chatboard):

 

After all the good or pros, in my opinion, there are some draw back:

 

1. min size is 1000+ sqft and those are not facing putrajaya lake but facing the main road or ERL. Luckily this is elevated landed...those facing putrajaya lake is about 700k++ (about 1400++sqft)...in other words, unless you are willing to pay or cna afford 700k++for 1400sqft, otherwise no lake facing..

 

2. concept is good but Pricey though (relative to cyberjaya)...at thsi point of time, 500psf is consider expensive in cyberjaya (for condo)...of course, dont compare with studio lah..normally studio is smaller size, and the psf is normally higher. There are plenty of condo in cyberjaya with lower price tag: Old one you can get cyber height villa, dmelor, cyberia, etc. New one, you can get Serin. I think this will turn off some quantity of interested purchaser

 

3. OSK implementation and reputation in higher house is just so so based on my current experience....at least you cant call them as high end property development as of now

 

4. mixed development : condo and villa (green villa, lake villa, link villa)...this is very subjective to individual....

 

OVerall.....a nice development concept, pretty niche market. But, I think they price it a bit high...should have maintain the price level slight above 400psf for condo (instead of 500psf)....in fact the villas are even more expensive (lake villa and green villa), they are priced at more than 2 mil........

I've been working at CBJ for 12 years now and I see this place having potential. Today, there are no hypemarket, Shopping Mall etc, but with Shafsbury, D'Pulze, more villas at Symphony and MahSing Garden Residences and Setia Cyberjaya Ecopack (now rumour only), I hope the place will change as population increases. I was amazed that Summer Glaze are sold out.. (I wonder why people are investing so much money at Cyberjaya ghost town.. I guess they must be seing something..) Moreover, going to KL only takes 20mins via MEX Hwy with no jam.

Of course, we cannot compare with CyberHeight Condo which were sold much earlier ( before all these boom) and they are run down, hence not fetching good return initially.

 

For my loan (BLR-2.4%=3.9%), I only need to cough out RM20k by May/June 2011 for SPA (no need to sign now) while loan interest borne by developer during construction period.. and free maintenance fee for first 18months.

They also throw in free kitchen cabinet, hood/ hob and aircond (that means i can move in anytime).

 

The lake view is amazing at night (I see it when I drive home each evening when I finish work)

While I can only afford the smallest unit, I guess I will enjoy the view at the SkyGarden and SkyGym..

 

I've been going to the showroom for several times and also been to the actual site and contemplated a lot..

The lure of Cyberjaya

During a drive around in Cyberjaya and visits to the sales and marketing offices of three developers there, several things came to mind.

The first is that there are quite a number of on-going residential developments there, in terms of both landed and high-rise units.

There are also quite of unoccupied units with For Sale/Rental signboards displayed on gates and windows.

The second thing is that some of the projects, both completed and work-in-progress, are really quite innovative and appealing.

There is a fresh new look at housing from developers. All three offered units planned around landscapped gardens, or overlooking pools and man-made ponds with their offerings conceptualised around resort-living.

Henry Butcher Marketing Sdn Bhd Chief Operating Officer Tang Chee Meng says these new concepts and better planning standards adopted by the developers, coupled with good infrastructure, offer a better quality living environment, factors that could possibly result in “a constant upward progression in terms of pricing.”

Cyberjaya has four educational institutions.

The Mah Sing group was among the first larger developers to buy land there in 2009. They have 115 acres there known as Garden Residences.

The attractive feature of Gardens Residences is its landscaped features coupled with the fact that a 50-acre gazetted open area straddles the development.

Other large scale landed developments include UEM’s Symphony Hills and Paramount Property Development Sdn Bhd‘s Sejati Residence which are located adjacent to each other.

The past and the present

Cyberjaya was not all that popular as a residential area before. Henry Butcher’s Tang says in the past, Cyberjaya was regarded as a place to work or to study.

“The perception is that it is far away from KL. It was not considered as a place where they can actually stay and commute to work in KL or PJ.

“When developers launched projects there three years ago, people began to realise that with the MEX highway, travelling time to and from Cyberjaya and KL / PJ is actually not that long. In fact, with lower traffic volume, they could actually reach KL even faster than they would if they stayed in say, Subang Jaya,” says Tang.

Secondly, those who worked in Cyberjaya in the past treated the place as where their offices were located.
