Manila was once the richest city in Asia - perhaps 100 years ago. Can it happen again?

/ Makati City is now #1, the Richest City in PH, & I consider it part of Greater Manila on this thread /

Grand Hyatt's ground to roof deck height is 258m while Icone Tower's height is 301m. The former's official height including the spire is 318m while the latter is yet to be known but may challenge Eiffel Tower at 326m since the upper most level will serve as the observation deck and topmost will be the location of searchlights to illuminate at night time

PH is aiming for Global Upper Mid-Income Status
May come 'Sooner than many think'

+ Range for UMI is now $3,956 - $12,235, and includes: China, Malaysia, Russia, and Souh Africa, etc
+ Gross Per Capital Income for PH was $3,580 at end 2016, and could reach US$4,100 by 2019
+ PH Gross National Income (GNI) grew 6.5% in 2017, up from 4.1% in 2015
+ GNI growth is reach 5% in 2018 and 2019


However, there are some risks, and in 2016, Employment was below target
+ In 2016 there was a reported loss of 663,243 jobs (really?), well below the growth target of 1 million +/- 100k
+ Youth unemployment was 14.4%, well above the target of 11%. Implementing 12th year education had a big impact
+ Good news was that underemployment outside the NCR dropped from 19.7% in 2016, to 17.4% last year
+ The Nat'l govt is expecting that Build, Build, Build will generate about 1 million new jobs each year: 2018, & 2019
And they want to see Youth Unemployment drop to 10% or lower

Manila to be the last 20th megapopulated city by 2100 in the entire Asean area / Developed World / North Asia / Europe / The Americas

Well if you believe that people are "the wealth of a nation" than Manila should win it easily.

Manila is the best of the KLAMNBD cities.

K = Kolkata, Chennai, Karachi, Kabul, Cairo, Khartoom, Kinshasa, 

L = Lahore, Lagos, Lusaka, Lilongwe

A = Addis Ababa

M = Mumbai, Manila, Mogadishu

N= Nairobi

B = Bagdad, Blantyre City

D = Delhi, Dhaka, Dar-es-Salam

 

The fact that all the megacities in Europe, The Americas and North Asia drop off of this list does not bode well

for long term real estate investments in these areas.

If you download the map of the globe you will see that most of the developed world has a red color.

India, and most of Latin America have an orange color, and there are only 4 countries in the entire

Eurasian landmass which have the green color: PH, Papua New Guinea, Afghanistan and Iraq.

Most subsaharan countries are green as well.

 

So Manila has been given the green light as well by this metric.

 

Now I have read reports about real estate values collapsing in Toronto, NYC, London and all these "developed"

places. So while they collapsed (and continue to collapse) into the abyss - RED COLOR -, MNL is still going strong.

Maybe this is the message of this map.

 

Remember: there has been an "off the richter scale" price increase in condominium unit prices in MM NCR in 4Q 2017,

according to the BSP.

Meantime, Colliers is promoting Manila Bay as a possible location for Luxury Condos.  Perhaps that will sell better to foreigners, like HK;s wealthy, better than Filipinos.  But the problem will remain, where does "the hard side" come from?  Developers need to sell 60% to locals, and those PH buyers eager to buy Luxury Condos in M-Bay may not be easy to find.
